When the client acquired Surfside, the property lacked modern amenities and spaces essential to attracting today’s renters. ML Group worked with the client to craft a development strategy that enhanced the building’s competitiveness while addressing its spatial and design challenges. A key focus was maximizing amenity spaces within the constraints of the existing structure. By reconfiguring an oversized mail room and management offices, ML Group created a welcoming open-concept lobby that welcomed tenants and embodies Surfside’s beachfront charm and “surfside vibe.” Strategic planning informed every aspect of the renovation, from the 108 upgraded units to the redesigned common areas, ensuring the project met financial and aesthetic goals.

Surfside’s redesign showcases ML Group’s expertise in crafting functional, tenant-centered interiors. Each of the 108 renovated apartments received modern upgrades tailored to overcome the challenges of older layouts, such as compact bathrooms and narrow hallways. Innovative storage solutions, cost-effective materials, and sleek finishes were thoughtfully selected to enhance livability while aligning with the design intent and tenant demographics.
Amenities were a focal point of the project. ML Group designed a stunning beachside terrace overlooking Lake Michigan and Osterman Beach. This unique outdoor space features a Bocce Ball court, firepit, grill, and various seating options, including beach chairs, bar seating, and dining tables, creating a welcoming area that complements Surfside’s scenic location and fosters a sense of community.

Then, the transformation extended to multiple common areas like the fitness center and hallways, improving the overall functionality and appeal of the property.
