Located in the heart of Philadelphia’s Center City district, Fountain View at Logan Square is undergoing a remarkable transformation. Formerly known as The Watermark, this 24-story high-rise is a recognizable fixture in the city’s skyline. Following an ownership change and rebranding, the facility is being repositioned as a premier destination for independent senior living, personal care, memory care, and short-term rehabilitation.
ML Group was selected to reimagine the design of key living and communal spaces within the 420,000-square-foot facility. Our focus was on modernizing the senior living experience while preserving the charm and elegance of the existing high-rise. From luxury senior living apartments and patient rooms to high-end dining and engaging entertainment spaces, every aspect of the design was developed to foster comfort, social connection, and wellness.

At the core of ML Group’s design for Fountain View is a commitment to enriching daily life for its residents. The newly designed senior living apartments and patient rooms feature elegant, accessible layouts with high-end finishes. The dining room, reimagined with a display kitchen, fosters a social dining experience that blends restaurant-style service with interactive culinary events.


A range of entertainment and relaxation spaces were thoughtfully designed to elevate the community experience. The sky lounge on the 24th floor provides breathtaking city views, while the piano bar, theater, and game room create inviting spaces for leisure and connection. Additionally, various public and activity spaces have been refreshed to offer vibrant, modern environments that encourage engagement and wellness.
