ML Group’s development-centric expertise enabled us to address the unique challenges of converting a 22,500-square-foot warehouse into Ateres Ayala, a sophisticated hospitality and event space. The client’s original design, created by an out-of-state architect, was never constructed because it exceeded the budget due to extensive structural modifications required. ML Group stepped in to reimagine the design, creating a layout that maintained the client’s programmatic goals while working within the existing structure of the space. By limiting the need for unnecessary costly structural changes, we aligned the project with the budget without compromising the overall vision or necessitating material or finish reductions through value engineering (VE).
